Tips for a solid checklist
Be specific: 'two scratches on the kitchen worktop, left of the sink' beats 'some wear'. Note meter readings, keys handed over and anything that doesn't work.
Send the signed checklist the same day and keep the landlord's reply — the timestamp of the email is useful evidence too.
